Review the premises before fixing the fit-out budget
The starting condition matters. A partly fitted space and a bare shell can require different work even when their areas match. Review existing services, access, landlord requirements and any items to retain before treating a per-square-foot allowance as a reliable project budget.
Make the interfaces explicit
Agree who provides and approves the layout, who appoints each specialist, what the landlord supplies and which items the business purchases directly. The fit-out proposal should state these boundaries so required work does not fall between appointments.
Plan towards an opening date with visible dependencies
We assess the programme against scope approval, access, procurement and execution requirements. Decisions affecting installation or commissioning need to be resolved in sequence. If the space is already occupied, phasing and operational constraints must be assessed separately.

Can you review a space before I sign the lease?
We can discuss a defined fit-out feasibility review using the available plans and site information. Its scope, fee and any specialist input will be agreed first. Such a review does not replace legal lease advice or statutory approval.
Do you guarantee approvals?
No approval outcome should be assumed. The project scope identifies responsibility for required submissions, specialist documentation and liaison with the relevant authorities or building management.
What do you need for an initial estimate?
The location, floor plan, area basis, existing condition, intended use, budget and target dates are a useful start. A detailed quotation requires an agreed scope and specifications.
